Landlord and tenant
This practice area involves provision of advice to (primarily) landlords, the focus being to assist the landlord in enhancing its capital investment, ensuring a fair and legally compliant approach to their relationship with their tenant, designed to avoid (where possible) the “pitfalls” which can bedevil landlord / tenant relationships.
Services include:
- Working to enhance the capital investment of landlords.
- Advising landlords in order to ensure a fair, mutually respectful and legally compliant approach to their relationship with the tenant.
- Advising on and initiating proceedings for vacant possession.
- Advising on specific covenants and conditions.
- Issues arising on the expiry of the lease such as renewal, schedule of dilapidations etc.
- Forfeiture and re-entry (and attendant High Court litigation).
- Recovery of rents and other outgoings.
- Deeds of variation, renunciation and surrender.
- Litigation services (including mediation) relating to commercial lettings (such as rent recovery / forfeiture / breach of covenants / conditions).
